48,000 Sq. Ft. Federal Hill Office Building Hits the Market for $5 Million

A 48,000 sq. ft. office building at 814 Light St. in Federal Hill has hit the market for $5 million. The two-story brick building, which sits in the heart of Federal Hill at Light St. and E. Henrietta St. just two blocks from the Inner Harbor, was constructed in 1986. It was previously occupied by Salvation Army and served as the organization’s Central Maryland headquarters.

The property is listed by Jim Chivers, senior vice president of Gold and Company.

Regarding the property, Chivers said in a press release, “Its visibility and accessibility makes it an ideal location for retail ventures, office users, hospitality establishments, and more. The property also provides an attractive option for residential developers.”

Salvation Army took over the property in 1997 and has completed many renovations over the years. The building includes individual offices, conference rooms, and collaborative work spaces. It has 20 interior parking spaces as well as a side lot on Churchill St. with 20 surface parking spaces.

Prior to Salvation Army, the building was the home to Chesapeake Health and Metropolitan Life Insurance.

“With its robust zoning allowances and strategic location, this property represents a rare opportunity for businesses or developers looking to thrive in Federal Hill,” said Chivers.

Salvation Army’s Central Maryland headquarters has relocated within the city.
