‘Liv’s Tavern’ to Replace ‘Mother’s’ in Federal Hill

White Oak Hospitality announced a new concept, called Liv’s Tavern, will take over the former Mother’s Federal Hill Grille at 1113 S. Charles St. this summer. Liv’s is a dedication to co-owner Sean White’s daughter Liv, who has been battling Acute Megakaryoblastic Leukemia (AMKL) since the age of 15 months.

White Oak Hospitality also announced today that its concept Ditos, located across the street at 1114 S. Charles St., will close and be replaced by a new location of Game On Bar + Arcade.

Bandito’s, the original name of Ditos, has locations in Columbia, Maple Lawn, Towson, White Marsh, Arlington (VA), and Fairfax (VA).

Mother’s Grille has long been a cornerstone of the Baltimore community—a place where families gathered, friendships were forged, and football games became lifelong memories. For the community, it was more than just bar; it was a second home. The traditions built in this building will carry on in the years ahead, pajama brunches, purple patios, and so much more. When the opportunity arose to purchase Mother’s Grille, it was not just a business decision—it was a heartfelt tribute to their past, their families, and a symbol of resilience. In rebranding it as Liv’s Tavern, we honor a story far greater than their own.

The name “Liv” carries profound meaning. At just 15 months old, the daughter and goddaughter of the owners was diagnosed with a very rare form of leukemia, AMKL. A battle that has tested the strength of our families in ways never imagined. During this time, hard decisions had to be made—balancing businesses, careers, and personal struggles while standing by our little girl who refuses to give up.

But Liv isn’t just a fighter—she is a warrior. Even in her most difficult moments, she radiates joy, laughter, and an unstoppable spirit. Through treatments, pain, and uncertainty, she dances, she smiles, and she reminds everyone around her life that is meant to be lived. It is her spirit that will be the foundation of this tavern—a place where community come together, where resilience is celebrated, and joy will always be found.

Baltimore is a city that demands strength, where only the toughest thrive. It has endured hardships and triumphs, much like Liv’s journey, proving that true strength isn’t just about survival—it’s about fighting, enduring, and embracing the moments that make life beautiful.

Renderings show a remodeled restaurant space, as well as renovations and additions to the Purple Patio and the outdoor seating areas.

Mother’s was open in Federal Hill for 27 years and still has locations in Arnold and Timonium. Prior to taking over the S. Charles St. space in 1997, Mother’s was the home of Muhly’s Bakery.

Mother’s renovated and expanded several times over the years and had multiple spaces to host private parties. The interior features a main dining room and bar, an upstairs bar and dining room, and a large bar in the back of the building.

Mother’s has locations in Arnold and Timonium that will remain open.
