South Baltimore Development Updates (Photos)

2 East Wells 

The new South Baltimore development from Chesapeake Realty Partners on Wells St., which will feature 153 apartments, 6,000 sq. ft. of retail, and a 260-car parking garage, has been under construction since July 2013. The former McCall Warehouse has been demolished, the development is finishing up and apartments are now leasing. No retail tenants have been announced at this time, but an announcement could potentially be coming soon.

Heath Street Lofts

Since starting SouthBMore.com in February of 2012, few topics have produced more inquiries than the condition and future of the Raffel Building at Heath St. and Clarkson St. in South Baltimore. Construction is finally underway to convert the building to Heath Street Lofts, which will include 59 apartments broken down as seven studio apartments, 41 one-bedroom apartment, and 11 two-bedroom apartments.

Work has been underway since last summer. Windows have been installed, the exterior brick has been restored, and significant work is underway on the interior. The project is expected to be completed in late 2015.

1201 South Charles

Work has begun on the construction of 1201 South Charles, a 16-unit apartment building with ground-level retail adjacent to Ropewalk in Federal Hill.  The former Lutheran Mission building was demolished about a year ago and now the building is taking shape with steel framing.

Phillips Headquarters

Work is in progress for the redevelopment of the Phillips Headquarters at 1215 E. Fort Ave., which is now part of the McHenry Row Complex, as two additional stories have been constructed. Windows have been installed on Building 1 and 2.

MAIF will occupy a 60,000 sq. ft. space that is being built atop Building 2 of the property, which is more than 110 years old and formerly a Coca-Cola plant. When MAIF moves into the Phillips headquarters, the property will be nearly 100% leased as Under Armour will be occupying both floors of Building 1. MAIF, Phillips, and MindGrub, which recently agreed to a 13,000 sq. ft. lease, will be occupying most of Building 2. Construction is expected to be completed in mid-2015.

Phillips will relocate from the space in a few years and at that point developer Mark Sapperstein will look to redevelop six additional acres of space located behind the property.

Camden Crossing

After a multi-year delay, construction has resumed at Pigtown’s Camden Crossing. Three new buildings featuring 20 new townhomes were recently completed, making 136 of the 150 homes in the project finalized with another building featuring seven homes currently under construction. The structure of the homes have been built and brick is now being laid on the exterior.

One seven-home phase remains at the development.

Key’s Overlook

The first phase of the 53 new-construction townhome project at Silo Point, which will include 28 homes in the lot southeast of the Silo Point tower, is nearing completion. Infrastructure work is also underway for phase two which will include 25 homes on the lot northwest of Silo Point.

Lombard Street

A five-home renovation redevelopment is taking place  in Hollins Market on the 900 block of W. Lombard St. All the homes, which were previously vacant, will featured 3 bedrooms, 2.5 bathrooms and rooftop decks.

Infrastructure work is underway at the Enclave of Federal Hill, a 13-new construction townhome gated community at the  former site of a machine shop and vacant lot facing W. Fort Ave., Clarkson St. and Race St.  All the homes will feature two-car garages and will have 3-4 bedrooms and up to 3.5 baths. The first homes at The Enclave at Federal Hill will be available around late spring/early summer and prices are expected to start in the $400,000s.

A former church and parish at 1500 S. Charles St. in Federal Hill/South Baltimore is being redeveloped. The church has been demolished and three new-construction townhomes will be constructed. Three existing rowhomes on Charles St., Fort Ave., and Olive St. will also be renovated. Originally the development called for four new-construction townhomes, but now they will be renovating the existing rowhome on Charles St. instead.

The building of five new-construction townhomes is underway at the former McCully-Polyniak Funeral Home at 130 E. Fort Ave. The former building has been demolished and five new townhomes have risen out of the ground.  Three of the homes face Fort Ave. and two of the homes face Sumwalt Ct.
