Demolition at Phillips
The Phillips headquarters 1215 E. Fort Ave., formerly the home to Coca-Cola and now part of Mark Sapperstein’s McHenry Row complex, is undergoing significant redevelopment. Buildings 1 and 2 on the property are being renovated for offices. This will include a 60,000 sq. ft. space for MAIF, a 12,000 sq. ft. space for Samuel Shapiro & Co., a 10,000 sq. ft. space for Kiddie Academy, and a 13,000 sq. ft. space for MindGrub in Building 1. Under Armour will occupy renovated office space in Building 2. These renovations are nearing completion. A new parking lot has also been constructed in the rear of the property.
Phillips Food Inc. was still occupying a rear building at the complex until recently, but it has since moved out and the building is currently getting demolished. Sapperstein and his development company, 28 Walker, have been very active in retail, residential and office development in Baltimore. The company has been involved in projects such as The Shops at Canton Crossing, Key’s Overlook, McHenry Row, and the new Hammerjacks proposal.
Liquor Board Petition
A petition signed by 20 Federal Hill residents has been filed with the Board of Liquor License Commissioners for Baltimore City (BLLC) requesting the Board to revoke the liquor licenses of the 16 local establishments involved in the Federal Hill Irish Stroll, as well as an additional liquor license that has been applied for a transfer to Crossbar. Angry about a St. Patrick’s Day street party they say got out of control, residents of Federal Hill are asking the city’s liquor board to revoke the licenses of 17 area bars unless they agree not to hold such events.
The petition has led to many Facebook conversations in the community. The case is schedule to be heard on April 23rd.
Horseshoe’s Best Month
Horseshoe Casino Baltimore had its best month in March as it brought in $24.7 million in revenue. This topped its previous record of $23.4 million according to the Baltimore Business Journal.
Last month, Horseshoe also hosted the World Series of Poker Circuit Tour which drew more than 2,700 players.
New SoBo Retail Space Available
2 East Wells is now open and leasing its 153 apartments. It has also already leased 30 parking spots to residents in the community.
The property’s two retail spaces, which include 29 dedicated parking spots, are currently available for rent. The available spaces are 3,687 sq. ft. and a 2,023 sq. ft. The properties are being marketed as ideal spots for restaurants and cafés.
Globe Brewing Property Sold
The former Globe Brewing Co. property at 1321 Key Hwy., adjacent to Little Havana and demolished in 2013, has been sold to an undisclosed buyer for $3.75 million according the Baltimore Business Journal. Key Hwy. real estate has been active in recent months as plans were announced yesterday for Phase 2 of Federal Place and reignited plans are moving forward for the The Pinnacle at HarborView. There was also a proposal last year for 305 apartments at 1100 Key Hwy. at a vacant lot in front of Digital Harbor High School.
Changes at Camden Yards
The Baltimore Sun is reporting that Stuggy’s and Gino’s Burgers & Chicken along Eutaw St. in Camden Yards will be replaced by Baltimore Burger Bar and Esskay Gourmet Hot Dogs.
