As development comes fast and furious on the South Baltimore peninsula, here’s a recap of the projects that were recently completed, that are under construction, and that have been proposed.
Projects Completed in 2015
2 East Wells – 153 Apartments
The new South Baltimore development from Chesapeake Realty Partners on Wells St. features 153 apartments, 6,000 sq. ft. of retail, and a 260-car parking garage at the former McCall Warehouse.
Heath Street Lofts – 59 Apartments
The former Raffel building was converted to Heath Street Lofts. The project includes 59 apartments broken down as seven studio apartments, 41 one-bedroom apartment, and 11 two-bedroom apartments.
Key’s Overlook Phase I – 28 Townhomes
The first phase of the 53 new-construction townhome project by Beazer Homes at Silo Point, which includes 28 homes in the lot southeast of the Silo Point tower, is finalized.
1201 South Charles – 16 Apartments
1201 South Charles is a new mixed-use building developed by Glenbrook Properties. The development includes 16 two-bedroom luxury apartments, a 1,200 sq. ft. retail space, and a nine-car parking garage that is accessible from West St.
McCully-Polyniak Townhomes – 5 Townhomes
The building of five new-construction townhomes was completed at the former McCully-Polyniak Funeral Home at 130 E. Fort Ave. Three of the homes face Fort Ave. and two of the homes face Sumwalt Ct.
Total: 261 total housing units added (228 apartments, 33 townhomes)
Projects Currently Under Construction
Banner Hill – 349 Apartments
Work has begun on Banner Hill, a 349-unit luxury apartment building at 601 S. Charles St. in Otterbein. Orlando-based ZOM is currently demolishing the existing building that was formerly University Specialty Hospital by the University of Maryland Medical Center and replacing it with a six-story building with two stories of below-grade parking.
Anthem House – 275 Apartments
Construction began on Anthem House in February at a former GE Electric Site at 900 E. Fort Ave. in Locust Point. The $80 million project will include 275 apartments and 14,000 sq. ft. of ground floor retail, as well as 5,000 sq. ft. of rooftop/sky lounge retail space. The second of nine stories is currently being added to the project.
Key’s Overlook Phase II – 25 Townhomes
Phase 2 of the project mentioned above, which will include 25 homes on the lot northwest of Silo Point, is well underway and nearing completion.
Federal Place Phase 2 – 23 Townhomes
Federal Place in Federal Hill first began in the mid-2000s at a former industrial site between Key Hwy., Jackson St., Gittings St., and Covington St. Lennar originally built 26 new-construction townhomes and now Phase 2 is under construction. The site has been purchased by ©Richmond American Homes, Inc. (RAH) which will be completing the development with 23 new townhomes. There will be two rows of townhomes and the first row is nearing completion.
The Enclave – 13 Townhomes
Construction is moving along at the Enclave of Federal Hill, a 13-new construction townhome gated community at the former site of a machine shop and vacant lot facing W. Fort Ave., Clarkson St., and Race St. Some of the homes have been completed and others are in varying stages of construction.
Fort/Charles Development – 6 New Townhomes/Rowhomes
A former church and parish at 1500 S. Charles St. in Federal Hill/South Baltimore is being redeveloped. The church has been demolished and three new-construction townhomes are nearing completion. Three existing rowhomes on Charles St., Fort Ave., and Olive St. are under renovation.
Total: 691 total housing units under construction (624 apartments, 67 townhomes)
Proposed Projects
414 Light Street – 392 Apartments
Questar Properties is planning a 44-story tower with first floor retail and 392 luxury apartment units at 414 Light St. facing the Inner Harbor and Otterbein. The property is currently a parking lot and was once the home of McCormick. Construction was expected to begin in 2015.
Stadium Square – 314-321 Apartments
Stadium Square is an approximately $250 million mixed-use project that covers three consecutive blocks of South Baltimore in Sharp-Leadenhall and the South Baltimore Neighborhood. It is located between Cross St. on the north, Race St. on the east, Leadenhall St. on the west, and both sides of Ostend St. to the south. Existing buildings are being demolished to make way for the new development.
Phase 1 of Stadium Square includes two apartment buildings on the northern most block of the development, Block 1. The Hanover Co. is constructing a new building with 293 market-rate apartments, 14,000 sq. ft. of retail, and 450-500 parking spaces. Work is expected to start in the fourth quarter of 2015 or the first quarter of 2016. CVP is also building a new apartment building as it will repurpose five existing historic rowhomes and two city lots at the corner of Cross and Leadenhall. The facades of the five rowhomes will be kept and behind them a new four- to five-story, 21- to 28-unit apartment building with a 6,000 sq. ft. retail space will be constructed. Work is expected to start on this building in early 2016.
A 60,000 sq. ft. office building has also been proposed facing Ostend St. with construction expected in 2016.
1100 Key Highway – 225-250 Apartments
In March 2014, Phoenix-based Alliance Residential Company proposed a 305-unit apartment building at 1100 Key Hwy. in front of Digital Harbor High School (DHHS) in Federal Hill, but now a group based out of Bethesda, MD will be taking over the development opportunity. The Bainbridge Companies recently purchased the property and is proposing a new apartment building with approximately 225-250 apartments. The project has begun the review process at the Urban Design & Architecture Review Panel (UDARP).
Perishable Deliveries Inc. Site – 47 Townhomes
Area developers Bozzuto and War Horse are proposing a 47 new-construction townhome development at the former Perishable Deliveries Inc. (PDI) site at 1520 Beason St. in Locust Point. The site of the development includes properties on the 1500 and 1600 blocks of Beason St. as well as the 1500 block of Cuba St. PDI recently relocated to Halethorpe. The project recently went before theBaltimore City Board of Municipal Zoning Appeals (BMZA).
1800 Hanover – 39 Townhomes
Green Door Properties is proposing a 39-townhome project at 1800 S. Hanover St. The area for the proposed property is currently occupied by a large white warehouse, which would be demolished as part of the project. The area borders the 1800 blocks of Hanover St. and Clarkson St., the 100 block of W. Barney St., and the location of the commercial truck repair company Middleton and Meads. The project will go before the BMZA for the second time in January.
The Pinnacle – HarborView: 30 Condominiums
Pinnacle Development Investors LLC has announced plans in January to develop The Pinnacle at the HarborView community in Federal Hill. The 18-story tower will feature 30 luxury condominiums. When announced, condo occupancy was expected for late 2016.
Ropewalk Lane – 11 Townhomes
Local developer Aaron Stubbs is planning 11 new-construction townhomes in South Baltimore/Sharp-Leadenhall at 49 W. West St. and 101 W. Ropewalk Ln. at the current site of a vacant warehouse and open lot. The site is located behind the Papa John’s on Hanover St. Of the 11 townhomes planned, six will be facing Clarkson St. and five will be facing Ropewalk Ln. The project was first proposed in February of 2014.
Totals: 1058-1090 total housing units proposed (931-963 apartments, 97 townhomes, 30 condominiums)
In summary, 261 housing units were added in 2015, and with 691 units under construction and 1058-1090 units proposed, South Baltimore could see up to an additional 1749-1781 housing units in the future.
